Greenfield ZBA hearing scheduled for proposed marijuana dispensary on Bank Row

GREENFIELD — The Zoning Board of Appeals will hold a public hearing Thursday evening on the application of an adult-use marijuana dispensary on Bank Row.

The virtual hearing will start at 7:15 p.m., according to a notice from the city. The business, Smokey Leaf LLC, is looking for a special permit for an establishment proposed at 49 Bank Row, the former site of Karen’s Dance Studio.

Smokey Leaf LLC, owned by Aman Kaur, signed a host community agreement in March with Greenfield for a retail establishment, according to the city’s Planning and Development Director Eric Twarog.

Per the agreement, if the company receives the necessary licensing to operate, Smokey Leaf would pay an initial fee to the city of $15,000, followed by subsequent three-year term agreements of $7,500 each. Additionally, it would be obligated to make payments based upon its gross sales.

The host community agreement also requires the company to make a “good faith effort” to ensure at least 25 percent of employees are Greenfield residents, and at least 35 percent of vendors and contractors are based in the city.

Kaur, who opened a dispensary in Pittsfield last month, said the Bank Row location appealed to her when she was searching for a second location for a retail shop.

“We have an establishment here in Pittsfield, which is small, so we were looking for something a bit bigger,” she said. “It’s a good spot — a high traffic area next to a transportation center, with parking access. It’s very convenient for customers, the staff and everyone.”

Smokey Leaf doesn’t operate any marijuana cultivation sites, but has “a lot of good relationships” with its suppliers, she said.

Kaur added that her business was also looking for a community with a small town feel to it to start its second location. There’s “an opportunity to make more of an impact,” she noted.

“We’re really excited to help the community,” she said.
