GREENFIELD — The owner of two houses at 4 and 8 Woodard Road near the Interstate 91 rotary had them demolished on Tuesday to make way for a medical marijuana dispensary and recreational retail facility.

Greenfield’s Department of Planning and Development Director Eric Twarog said the project was approved early in 2020 so that Herbology Group Inc. could build the facility. Since then, however, Herbology Group decided against it, and Pleasantrees, a Michigan-based company that provides medical and recreational marijuana, has received a permit from the Zoning Board of Appeals to build there.

Twarog said property owner S. Jonathan Lowe told the city he will lease the property to Pleasantrees. The permit was issued on March 12, 2020, so Pleasantrees will have until March 12, 2022 to start “substantial construction” so that it doesn’t have to ask the city for an extension.

“They just have to show an effort to move forward,” Twarog said. “Actually, demolition of the buildings could be considered ‘substantial.’”

Twarog said the city doesn’t have a construction schedule from Pleasantrees — it doesn’t typically get one unless there are issues. As long as the project proceeds, he said, the city won’t be involved until the end of construction, when the building will need a certificate of occupancy.
