Charlemont land auction Friday

CHARLEMONT — At least 40 acres of rural/residential land will be auctioned by the town this Friday, beginning at noon in the Town Hall.

The nine properties to be auctioned range from a one-acre lot with a home to six acres of woodland. The town obtained the land through municipal tax lien foreclosures. They include one residential property at 99 East Hawley Road and eight vacant lots.

“This is an opportunity to purchase land at very low prices,” said Marianne Sullivan, president of Sullivan & Sullivan Auctioneers LLC of Boston, which is handling the sale. She described the land for sale as “lush and wooded.” Some of it is also located on slopes.

The sites to be auctioned include: two 5.5-acre sites on Mountain View Drive; a home and 1.1-acres at 99 East Hawley Road; 3.4 acres on Hawk Hill Road; 5.5 acres on Zoar Road; 6 acres on Maxwell Road; 3.4 acres on Schaefer Way; 2.4 acres on Legate Hill Road; and a nearly 6-acre site on Hawk Hill Road.

Auction registration will begin at 10:30 a.m. in the Town Hall, at 157 Main St. For anyone making a bid, a $1,500 bank check or cashier’s check is required, made out to “Town of Charlemont.” Personal checks will not be accepted.

The payment balance will be due by Oct. 29. Beyond the land bids, the buyers will pay a $350 buyer’s premium, a $350 processing fee and a $125 deed recording fee.
