Developer plans Route 9 commercial building in Hadley
HADLEY — A real estate developer has acquired a parcel at the heart of Route 9 for $2.6 million with plans to build a commercial building with space for eight or nine businesses including a dental practice.
Eugene L. Crowley of Hadley Corner LLC in Natick bought the property at 344-346 Russell St. this month from CNLRS Equity Ventures Inc., Gator Pearson LLC and Pearson-Montgomery LLC, according to land records. The property is next to Taco Bell and in front of The Home Depot near the intersection of North and South Maple streets.
The 19,235 square-foot, single-story, steel-framed building will face Route 9 and share a traffic signal that serves a Wal-Mart across the street.
“I think the location is excellent,” Crowley said. “It’s a nice spot to be in as far as synergy with the retail that’s going on along Route 9.”
He said construction will start in a few weeks and take about six months to complete, depending on which tenants he is able to attract. The building will cost between $1 million and $2 million to develop, not including the cost to buy the site, Crowley said.
Among the hoped-for tenants is Aspen Dental, a Syracuse, N.Y., independent dental care provider that operates nearly 440 practices in 27 states. This would be Aspen’s first practice in Hampshire County, though the company operates clinics in Springfield, West Springfield and East Longmeadow, according to its website.
Crowley declined to name the other businesses with which he is negotiating, but said they would likely be traditional retail tenants such as coffee and yogurt shops, hair salons, clothing stores and small restaurants.
The project has already received approval from the Planning Board, Building Commission Timothy Neyhart said. “There looks like there’s no big hiccups right now,” he added.
This will be Crowley’s first real estate development in western Massachusetts, though he attended the University of Massachusetts Amherst and is familiar the region. Crowley said he has eyed the Hadley property for a couple of years.
