Home sales were down about 4 percent in the first six months in Franklin County, the Realtor Association of the Pioneer Valley reported Monday.

Sales of single-family homes over the six-month period dropped from 194 to 186, compared to the first half of 2012, slowing the 30 percent decline seen in the first quarter of the year.

The median price of houses sold over the six-month period, $180,038, was up by 10.8 percent from what it was in the same period last year.

The comparison is based on single-family home sales in January through June, compared to the same six-month period in 2012.

Sluggish sales are the result of having too few homes on the market, not too few buyers, association President Corinne Fitzgerald of Fitzgerald Real Estate in Greenfield said earlier this year. The inventory of available homes is down from 489 single-family listings at the end of June 2012, to 438 at the end of this June.

The average number of days that a house is on the market before being sold rose slightly, from 175 in the first six months of 2012 to 182 in the same period this year.

The slowdown comes after what was last year an increase in home sales in the county, as reported by the Boston-based Warren Group.

The Springfield-based Realtor Association did not provide six-month sales figures for neighboring Hampshire and Hampden counties.
