Owners hope to expand Cold River Package Store

CHARLEMONT — If granted a variance, the owners of Ryan and Casey Liquors in Greenfield would open a new liquor store and cafe on Main Street by the end of the year.

The Zoning Board of Appeals will hold a public hearing on Thursday at 7:30 p.m. in the Hawlemont School cafeteria to consider the petition by property owners Kristie Faufaw, Michael Sissum and Peter White.

The proposed plan is three-fold: offering liquor, beer and wine, offering convenience foods in a market and casual eating in a next door cafe.

According to the three business partners’ proposal, they would demolish the condemned home at 33 Main St. and turn it into a cafe. The business owners purchased the multi-family home in 2010 before they purchased Cold River Package Store at 31 Main St. with the hope of expanding the existing business. They bought Cold River in 2011. The entire operation would be about 4,325 square feet off Route 2.

Like the existing business, the proposed business would be called Cold River Packing and Market and Cold River Cafe.

The cafe would be a casual restaurant within a farmhouse-style building. The menu would include breakfast all day, sandwiches, burgers and pizza.

The market would offer convenience food items with a focus on local fruits, vegetables and dairy. It would be located in the same building as the liquor store.

Proposed hours are 8 a.m. to 10 p.m. for the package store and market and 6 a.m. to 10 p.m. for the cafe seven days a week.

Faufaw, Sissum and White hope their proposed business could take advantage of tourists from nearby destinations and sporting activities like Berkshire East and Zoar Outdoor and rafting companies.

“Any study you read about Charlemont points to the need for amenities like food and overnight stay,” Faufaw said.

This wouldn’t be the Cold River owners’ first business venture. They have owned Ryan and Casey for a few years. Faufaw has worked at the liquor store for more than 20 years. The three will continue to run Ryan and Casey. Sissum would take the lead on managing the Cold River operation.

They would need permission from the town to demolish the existing residence, construct a new liquor store and cafe and then demolish the existing store. They need a permit to have two businesses on the property while the new store is being built.

The business owners need a variance from the town to allow use on a lot which does not meet the minimum lot frontage requirements.
